Letting Your Home:

Harris Homes manage a large portfolio of rental properties throughout London. Our staff are experts in all areas of letting and managing property, from moving in to moving out.

We will help you with everything from the legal to the practical aspects of letting your property, to ensure that the whole process is easy and trouble-free.

Prior to marketing, a lettings valuer will visit your property to ascertain an accurate value of the property and discuss our recommendations and strategies with you.

As soon as a new property becomes available to let, a tried and tested operation begins. All our lettings receive an extensive advertising campaign with internal and external photography to ensure that it generates maximum interest. Furthermore, Harris Homes have a constant supply of waiting tenants who will be introduced to your property as soon as it becomes available. All our tenants are professionally vetted and referenced by an independent company to ensure their suitability.
Introductory Service

Our introductory service includes:
• Full marketing campaign
• Accompanied viewings
• Finding suitable tenants
• Reference checking
• Drawing-up contracts, (Assured Short-hold Tenancy agreements)
• Following this, the first month’s rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.

Our Property Management service includes:
• Full marketing campaign
• Accompanied viewings
• Finding suitable tenants
• Reference checking
• Drawing-up contracts, (Assured Short-hold Tenancy agreements)
• Inventory
• Tenant Check In
• Collecting and processing of rental payments
• periodic inspection visits
• Maintenance issues, we will (within the confines of our Management Agreement) arrange or recommend any necessary repairs.
• Tenancy Renewal
• Tenant Check Out
• All legal fees included for Tenant Eviction Process (court fees are applicable)

This Service is suitable for Landlords who are not residing locally, or would rather not deal with the Tenants directly, preferring all aspects to be handled by an Agent.

• Pay you even if the property is empty.
• Provide a full management service at 0% commission.
• Inspect the property every 8 – 12 weeks.
• Carry out an inventory, FREE OF CHARGE
• Arrange an electrical safety test, FREE OF CHARGE
• Arrange a gas safety check, FREE OF CHARGE
• Arrange an, EPC FREE OF CHARGE
• Claiming and rectifying for damages done (in accordance with lease)
• Get the property ready for a new tenant by cleaning, painting, making good, etc each time a tenant moves out.
• Carry out minor repairs FREE OF CHARGE (in accordance with lease)
• Use our in house customer service team to deal with all the day to day issues.
